Check out the before and after photos of this home and yard located on the stunning tree-lined University Drive in Nutana! The original home was a 1926 2-storey 1,790 square foot home with a full basement. Inside the original portion of the house, a beam was installed to open up the entire main floor for kitchen and dining area. Patio doors were added that could walk out to a deck with built-in BBQ and hot tub area which then walks down to a private courtyard dining area.
The original home had three bedrooms and a full washroom upstairs and cosmetic finishes were installed to upgrade these areas. The addition involved knocking down a single attached garage that had been added in the 1960’s to make room for a 1,060 square foot addition. On the main floor, the addition included a triple garage, workshop area, mudroom, and powder room. Upstairs the addition has a family room, second floor balcony, master bedroom, and large ensuite.

Significant care and attention was put into the design of the addition to match original rooflines, window sizes, and trim details. Cast iron radiators were salvaged from an old RCMP station that was being demolished and repurposed for the heating in the addition. Originally the attic was unconditioned space and this project included sprayfoaming the underside of the complete roof system to provide insulated attic space. Inside the attic, an air handler was added with ductwork distribution including humidifier, air conditioning, and HRV.
The end result was the cozy comfort of a boiler heating system in the cold winter months but a comfortable air conditioned home for the hot summer days. The addition seamlessly integrates with the original part of the home and all trim was custom made to match throughout. The only giveaway that this home wasn’t an original 2,850 square foot home is that they didn’t really build triple attached garages back in the 1920’s.
